Here's a Marilao Case Study
I found the property in Marilao Bulacan when SM
Marilao was just putting steel on the ground to build
another SM Mall in 2005.
I funded it by buying through a Union Bank Auction
where I simply put 10% with 15 years to pay.
I fixed the property and filled it up with tenant buyers
made good monthly passive income. I then neglected
to manage the property and ended up suffering
financial through defaulted payments.
Today, I have cleared the property of all tenents and
am ready to start anew. Flip it or Do a Joint Venture.
The banks are interested in funding take-out and
renovation.
The challenge is finding the right buyer or partner
from Marilao Bulacan who can do a good job of
owning and/or managing the property.
